States such as Georgia, North Carolina, and Alabama are attracting large-scale development due to stronger power availability and favorable state-level incentives, diversifying away from saturated markets. Similarly, in Europe, markets like Italy, Spain, and Poland are seeing increased demand due to clearer regulatory pathways and more capacity availability.

    In Asia-Pacific, the industry continues to grow at an accelerated pace, with hyperscale capacity posting a remarkable compound annual growth rate (CAGR). However, constraints in key markets like Singapore, Tokyo, and Hong Kong are prompting operators to diversify into emerging locations like Johor, Jakarta, and Bangkok. This diversification is supported by improving grid access and pro-investment policies, facilitating large-scale buildouts in these regions.

    Overall, the influence of AI workloads is reshaping delivery models across all regions, with higher power densities and advanced cooling systems driving the adoption of liquid cooling and modular construction.
