Investment in data centres is on the rise in EMEA as demand for AI, cloud services, and digital infrastructure reshapes real estate strategies. Colliers’ Global Investor Outlook reveals a significant increase in capital targeting the sector, with data centres accounting for a substantial portion of total capital raised globally.

The surge in interest is not limited to the US, as investors in Europe, the Middle East, and Africa are also increasingly drawn to the sector. Traditional data centre markets like the UK, Germany, and the Netherlands are seeing heightened interest, while emerging markets in Southern and Eastern Europe are also gaining traction due to constraints in more established hubs.

Developers and investors are now factoring in infrastructure-related considerations when making location decisions, with power availability and regulatory complexities playing a crucial role. This shift has led to a focus on secondary and emerging markets where governments are investing in digital infrastructure and energy resilience to meet the growing demand for data centre capacity. Collaboration between operators, landlords, and investors is key to unlocking long-term value in this evolving landscape.
