Revitalizing West London: Industrial Estate Regenerated

Global Technical Realty (GTR) is on the brink of transforming a major industrial estate in West London, thanks to the approval of their ambitious redevelopment plans by Ealing Borough Council. The Southall’s International Trading Estate will soon see a significant upgrade, with outdated warehouses being replaced by state-of-the-art data center facilities and modern industrial workspace campuses. This project, covering 32.2 acres, is being spearheaded by Chetwoods Architects, known for their expertise in contemporary industrial developments. The revamped site will feature four data centers, three industrial campuses, and a central pavilion for community engagement, all geared towards sustainable growth and innovation.

The initiative led by GTR is not just a local project but an integral part of the UK’s Critical National Infrastructure (CNI). With the potential to create over 1,000 permanent jobs and hundreds of construction roles, this development is set to have a significant impact on the employment landscape. The data center campus, a key component of the regeneration, is designed with sustainability at its core. Boasting a 256MW IT load capacity, the data centers are equipped with cutting-edge energy-efficient cooling systems and robust power supply infrastructure to ensure reliability and efficiency. Additionally, the project incorporates noise reduction measures and eco-friendly construction materials to minimize its environmental footprint.

In addition to technological advancements, GTR is committed to enhancing the local community with improved amenities and green spaces. Plans include upgrading the Grand Union Canal towpath, enhancing lighting for safety, and introducing new pedestrian and cycle routes throughout the estate. The project also prioritizes sustainability by planting 153 new trees and achieving a biodiversity net gain, along with investments in drainage infrastructure and training programs. Phase one of this extensive redevelopment is slated to be completed by 2030, promising a bright future for both the community and the data center industry.
