OpenAI Expands Presence in Seattle Region with Major Lease in Bellevue

OpenAI is expanding its presence in the Seattle area by securing a larger lease in Bellevue, signaling its commitment to growth near key corporate cloud partners. The company is set to occupy ten additional floors at City Center Plaza, increasing its space to 296,000 square feet, making it one of the largest AI company leases in the region.

The San Francisco-based OpenAI has significantly increased its footprint in Bellevue, now accommodating over 1,000 employees at its office near Microsoft’s Redmond headquarters and Amazon’s expanding Bellevue towers. Microsoft has been a crucial investor in OpenAI, providing Azure cloud infrastructure for its models and products. Additionally, OpenAI is reportedly in talks with Amazon for a substantial investment, further solidifying its ties with the tech giants.

OpenAI’s recent acquisition of Seattle startup Statsig for $1 billion and its rumored IPO indicate its rapid expansion and increasing influence in the tech industry. The company’s generous stock-based compensation, as reported by The Wall Street Journal, highlights its commitment to attracting and retaining top talent in the competitive AI landscape.

With a strong presence in the Seattle region, OpenAI joins other tech giants in leveraging the area’s top technical talent pool. The region’s significant AI engineering workforce, second only to Silicon Valley, makes it an attractive hub for companies like OpenAI and its competitors, such as Anthropic.

The Eastside, particularly Bellevue, is witnessing a surge in tech companies securing leases, reflecting the growing influence of the region in the AI industry. Vacancy rates in downtown Bellevue remain lower than in downtown Seattle, attracting new entrants drawn to Bellevue’s modern office spaces, business-friendly environment, and skilled workforce.
