CoreWeave, a rapidly expanding AI hyperscaler, has recently inked two significant long-term lease deals with Applied Digital Corporation, a leading developer and operator of cutting-edge infrastructure for high-performance computing workloads. The agreements, spanning approximately 15 years, will allow CoreWeave to house its AI and HPC operations at Applied Digital’s Ellendale data center campus in North Dakota, a facility specifically designed to cater to the next generation of compute-intensive applications.

Under the terms of the contracts, Applied Digital will furnish CoreWeave with 250 megawatts (MW) of IT power load to support its infrastructure. It is projected that these leases will yield an estimated $7 billion in revenue over the entire term. Additionally, CoreWeave has the option to access an extra 150 MW at the same location, further establishing Ellendale as a scalable hub for AI and HPC expansion.

Wes Cummins, Chairman and CEO of Applied Digital, emphasized the strategic importance of the partnership, stating, “This is more than just a commercial agreement. It’s a validation of our strategic vision to become a key infrastructure enabler in the AI ecosystem. The scale, density, and flexibility we’re building into Ellendale are what emerging AI leaders like CoreWeave need to thrive.”

Ellendale, known for its rapid deployment capabilities and extreme density, is considered one of the most ambitious data center projects currently underway in North America. With a planned capacity of 1 gigawatt, the site offers immediate availability and long-term expansion potential. Strategically situated to take advantage of abundant, low-cost power and optimized for sustainability, Ellendale caters to the evolving needs of hyperscale and AI-focused clients.

The partnership between CoreWeave and Applied Digital underscores the escalating demand for purpose-built infrastructure that can accommodate the escalating power and efficiency requirements of generative AI and other advanced computing workloads.
