A groundbreaking settlement last year transformed traditional real estate commission structures, paving the way for a new startup to revolutionize the homebuying process. HomeBuyMe, a tech-driven platform, now allows buyers to submit purchase offers without the need for an agent.

HomeBuyMe was established in 2024 and recently launched its services in San Diego before expanding to Seattle. The platform utilizes AI to guide buyers through creating purchase offers, integrates with DocuSign for contracts, and ensures thorough review by processors and independent attorneys.

Tim Harader, CTO at HomeBuyMe and a seasoned tech professional in Seattle, described the platform as a significant disruption to the conventional homebuying process. The residential real estate market, long operating on a commission model where sellers covered both agents’ fees, saw a major shift due to a $418 million antitrust settlement in 2024.

  • Prior to this settlement, buyers were often unaware of the costs associated with agent services, as they were included in the transaction price.

Following the settlement, changes were implemented to provide more transparency and flexibility in the homebuying process. Buyers now have the option to create offers independently through platforms like HomeBuyMe, eliminating the need for a dedicated buyer’s agent.

  • While sellers can still offer compensation to agents, it is no longer a default requirement in most Multiple Listing Service systems. Additionally, buyers are now required to establish a contract with agents at the start of the homebuying journey.

HomeBuyMe caters to buyers who seek more control over the purchasing process while still benefiting from expert guidance. The platform charges $499 to $899 per offer, with exceptions for partner builder properties where the service is complimentary.

Expanding beyond consumer services, HomeBuyMe is forging partnerships with homebuilders like Blackwood Homes in the Seattle region. By leveraging savings from commissions, homebuilders can offer additional incentives to customers.

Despite facing resistance from traditional practices, HomeBuyMe aims to educate buyers and sellers on the advantages of their platform. The startup’s value proposition is particularly appealing to buyers who have already identified a property of interest.

With backing from angel investors and a team of 22 professionals, HomeBuyMe is making waves in the real estate industry. Led by experienced individuals like Tim Harader, the company is poised to transform the homebuying experience for customers in Seattle and beyond.
