Bit Digital, a company listed on Nasdaq under the symbol BTBT, specializing in high-performance computing (HPC), has recently acquired the rights to a new data center development in Saint-Jérôme, Québec. This strategic move supports a five-megawatt (MW) colocation agreement with Cerebras Systems, a renowned company known for its advancements in generative AI infrastructure.
The newly acquired facility, named MTL-3, sits on a vast 7.7-acre plot and is expected to encompass approximately 202,000 square feet. Designed to meet Tier 3 standards, in line with current colocation demands, Bit Digital is overseeing the project through its HPC platform, WhiteFiber. The site is scheduled to be operational by July 2025, with an estimated development cost of around CAD $55 million or USD $40 million.
The agreement has been structured as a lease-to-own deal, including a fixed-price purchase option that can be exercised within a year. The lease duration spans 20 years, with the possibility of two additional five-year extensions. Bit Digital has strategically positioned the site for potential future expansion, pending utility approvals. Any additional capacity made available at the facility will be subject to Cerebras Systems’ right of first refusal as per the terms of the agreement.

This agreement further solidifies the partnership between Bit Digital and Cerebras, who previously entered into a five-year agreement in February 2025 for a customized 5MW IT load facility. Bit Digital perceives this development as part of its broader initiative to enhance data center capacity in the Montréal area, a region that is increasingly establishing itself as a hub for AI innovation in North America.
